‘Beautiful 18th Century stone farmhouse in a rural hamlet yet just 22 km's from the beaches with Wifi.’

This beautiful spacious 160m2 farmhouse has stone walls and many original features including oak beams. It has been lovingly restored since 2005 when it was purchased. It has 2 newly fitted bathrooms and a separate WC.

We offer a welcome basket with a chilled bottle of Champagne, tea, coffee, sugar, milk, biscuits, salt, pepper etc to all our guests.

We also have the Gite next door, Les Hirondelles ref: 1191179 which sleeps 4/5 people. Both properties are private and are not overlooked but can connect via a gate in the back garden if desired. This is particularly useful for larger parties or family celebrations/significant birthdays.

At La Sablonniere there is a large 25m2 kitchen which leads directly to the terrace with a ‘Leisure’ range style cooker, upright fridge freezer, dishwasher, washing machine and microwave; farmhouse table and benches.

The living area which is a converted full height stone barn looks out onto the terrace in a private walled courtyard leading to a large 1350m2 garden with 2 swings, garden furniture and barbeque.

The hamlet of Les Epeaux de Meursac is made up of stone and rendered houses some of which date back to the 1400's. The population of Meursac is circa 2000. It is in a rural setting which if you like nature you will love. This is known as a twitcher's paradise with many birds of prey and owls. There are also tiny bats, swallows and lizards.

It is a tranquil place yet is only a 20 minute drive away from beach resorts of Royan, Meschers and St George de Didonnes, and inland the roman town of 'Saintes'. It is in the vineyard area of Bordeaux and also Cognac; and is known for its shellfish especially the oysters of Marennes and Oleron which are eaten all over France.

There is a double bedroom on the ground floor overlooking the garden, with a shower room with a basin and WC next to it (New 2015) and it connects through a door to the kitchen.

From the kitchen there is a staircase leading to the 1st floor where there are 3 further bedrooms and a bathroom.

One of the Bedrooms has a double bed and a single bed, a second has a king size four poster bed and a single bed ; a third bedroom has a double bed. The bathroom on the 1st floor has a bath with a shower over, basin and a toilet and a towel radiator.

From the kitchen there is a door leading to a utility room with a WC. From the utility room a door leads to the living room in the 'Chai' (living area) which has 2 sets of French doors leading to the terrace and garden.

The Chai is an old barn attached to the house which we renovated in 2006. It has stone internal walls and painted beams with full height to the roof height. There is a staircase from the living room leading to the mezzanine bedroom which has an IKEA single bed which converts to a 180cm wide bed.

The living room has an extending dining room table and chairs which seats 8 adults or 6 adults & 4 children. There is a settee and armchairs and a wood burning stove.

We have a high chair, cot and baby bath at your disposal.

We also have Wifi which was installed in 2015 and TV ‘s in the Chai and 2 of the 1st floor bedrooms.
